Chicago Department of Buildings (DOB) Launches Pilot Program for High-Rise Multi-Family Conversions Under New 2024 IMC Standards
The Chicago Department of Buildings (DOB) has introduced a pilot program aimed at addressing the challenges of meeting natural ventilation requirements during high-rise multi-family building conversions. This initiative offers a solution for buildings seeking to convert into Group R-2 high-rise buildings, allowing them to apply for the use of a mechanical ventilation system that complies with the updated 2024 International Mechanical Code (IMC).
- Mechanical Ventilation Requirements:
- The system must deliver air directly into each bedroom and common areas such as the living room, dining room, or kitchen.
- Doors between the dwelling unit and common corridors must be gasketed or substantially airtight to maintain ventilation efficiency.
- Fire Protection and Safety Standards:
- The building must be fully equipped with a sprinkler system that meets NFPA 13-2016 standards.
- The natural light requirements for dwelling units must still be upheld.
- No combustion or solid-fuel-burning appliances can be installed within the dwelling units.
- Compliance with post-fire salvage requirements per Section 14B-4-403.4.7 of the Chicago Building Code is mandatory, which includes specific smoke removal protocols.
- Post-Fire Salvage and Exhaust Requirements:
- The mechanical exhaust system must be capable of providing an air change every 15 minutes in areas impacted by a fire, with direct exhaust to the outdoors.
- Detailed review of exhaust fan systems and ductwork will be required to meet these stringent standards.
This new pilot program is designed to address the high office vacancy rates, the growing demand for urban living, and the potential for affordable housing in Chicago.
